To follow the evolution and trends of the European ecosystem of start-ups Proptech (real estate technologies) and Contech (building technologies), Axeleo Capital, a management company specialized in venture capital, and the RENT brand publish the first edition of their “ Proptech & Contech Index”, covering the first quarter of 2022.
With 5 times more funds raised by startups than a year ago – 880 million euros against 173 million – the indicator shows all the dynamism of a European ecosystem of Proptech and Contech still in full expansion.
Strong growth in average size of fundraising made public
In the first three months of 2022, European startups Proptech and Contech raised a total of €880 million. That’s 5 times more than in the same period a year ago, and this already represents 50% of the total amount collected in 2021 (1.6 billion euros). What has changed is not the number of funding carried out – there were 108 funding in the first quarter of 2022, against 101 in the fourth quarter of 2021 -, but the size of funding disclosed: in 2021, a start-up Proptech / Contech announced an average of 4.6 million euros raised, against more than 8 million in the first quarter of 2022.
This is proof that this ecosystem, still very in early stage is gradually structuring itself, with the arrival of new investors capable of implementing at all stages of maturity, from seed in the laps of Growthand the maturing of the first scale-ups that crystallize significant follow-on rounds (there were 5 rounds of more than €50 million and 15 rounds between €20 and €50 million in Q1 2022, compared to 9 and 20 respectively , in all years 2021).
An increase in the power of Contech
Even in the specific real estate and construction verticals, some topics attract more investors than others. The “Proptech & Contech Index” confirms the rise of Contech (category “Design & Construction”, which includes site management tools, low carbon concrete, modular construction, etc.) this first quarter, with 31% of funding rounds completedcompared to an average of 24% last year.
In addition to market segments already well-known to investors, such as property management software (9 rounds in the first quarter of 2022, including for example the Homeland Series A in France or the Seed of RoomMate in Luxembourg), we also see new vertical, as solutions smart homes (11 elevators, including Sweden’s Minut B Series) or supply tools for construction sites (8 elevators, including the €30 million Series B from Germany’s Contech Cosuno).
In which countries are all these investments going?
In terms of the geographical distribution of the funds raised, there is a concentration of activity in the deeper real estate markets, which correspond to the most dynamic European economies. The UK, Germany and France alone account for well over half of the collections completed in the first quarter (65 out of a total of 108) and attracted 66% of the capital. In addition to these leading markets, Spain (10 fundraising events) and the Northern countries (14 fundraising events in total for Norway, Sweden and Finland) also stand out for their strong activity.
